About roofing in Stockton

What roofing services can I get help with?

You can get help with roof replacement, roof repair and dry rot, tile roofs, leaks and emergency tarps, and reroofing under solar panels. Call and describe the problem. You'll be connected with an independent local roofer who can tell you on site whether it's a repair or a reroof.

Do roofers in Stockton need a license?

Yes. California requires a contractor license for roofing work over $1,000, and for any job that needs a building permit or uses employees, according to the Contractors State License Board. Roofers usually hold the C-39 Roofing classification. You can look up any license by name or number on the CSLB website before you sign.

Is my roof a tile, shingle or flat roof?

Tile roofs have curved or flat clay or concrete pieces that overlap like scales. Shingle roofs, often called composition roofs, have flat asphalt sheets in rows. Flat or low-slope roofs are common on patio covers and some additions. If you're not sure, a photo from the ground helps the roofer.

Cost

How much does a new roof cost in Stockton?

Fixr puts a California roof replacement at $12,000 to $20,000, and no major publisher lists a Stockton-only figure. This Old House gives $4,277 to $17,413 for California. Your price depends on size, pitch, material, decking and solar panels. See the cost guide for every source.

How much is a roof repair?

Most roof repairs fall between $393 and $1,934, according to Angi's 2025 national data, with an average of $1,155. Leak repairs run $360 to $1,550 in the same data. Ask whether there's a minimum charge for small jobs, since some roofers have one.

How much can a roofer ask for up front?

No more than 10% of the contract price or $1,000, whichever is less. That's California's legal cap on home improvement down payments, per the CSLB. After that, payments shouldn't run ahead of the work that's done or the materials delivered to your home.

Will insurance pay for my roof?

It depends on your policy and the cause. The California Department of Insurance says policies can cover water damage from wind-driven rain during a storm and damage from fallen trees. Wear and age usually aren't covered. Call your insurer, and photograph damage before repairs. The CDI hotline is 800-927-4357.

Scheduling

When is the best time to replace a roof in Stockton?

Late spring through early fall is usually easiest, because most rain falls November through April, according to a National Weather Service climate study. Roofers get busy with leaks once the rainy season starts. Book estimates early if you want the work done before winter.

How long does a reroof take?

The roof work itself usually takes a few days on a typical single-family home. Tile roofs, two-story homes and solar panel removal add time. Permits and inspections also take time, so ask each roofer for a written start date and the number of work days.

What if the roofer doesn't show up for the estimate?

Call again and ask to be connected with another local roofer. Your time matters, so it's fair to ask for an estimate window and a call if they're running late. If a roofer misses appointments before the job, think about how they'll handle the job itself.

The job

Can I get a repair instead of a whole new roof?

Often, yes. If damage is in one area and the rest of the roof is sound, a repair may last years. Some homeowners got very different advice from different roofers, so ask for photos of the problem areas and a clear reason why a repair would or wouldn't hold.

What is dry rot on my roof?

Dry rot is decay in wood, often in fascia boards along the roof edge or in decking under the roofing. It shows up as soft, crumbly or dark wood. It was one of the most common repairs in local reviews we read. A roofer replaces the bad wood and seals it before the next rainy season.

Can replacement tiles match my old tile roof?

Sometimes, but older tile styles and colors can be hard to match. Ask the roofer to show you a sample tile next to your roof before the work starts. A mismatched color was the main complaint in one low-rated local review, so settle this before you sign.

What happens to my solar panels during a reroof?

The panels and racking come off, the roof is replaced with new flashing at each mount, and the panels go back on and get tested. Find your solar warranty first, because some limit who can remove panels. If you lease the system, call the solar company before scheduling.

Should I get photos of the work?

Yes. Ask the roofer to send before-and-after photos of every area they work on. Missing after-photos came up in a local complaint we read. Photos show what was fixed, help with warranty claims and are useful if you sell the home or file an insurance claim.

Safety and rules

Do I need a permit to replace my roof in Stockton?

In most cases, yes. San Joaquin County requires a permit for roof replacement and overlays outside city limits, and Lathrop and Manteca require reroof permits too. Inside Stockton city limits, have your roofer pull the permit through the Permit Center at (209) 937-8561 and confirm what it covers.

What is the cool roof rule?

It's a California Energy Code rule for reroofs. Under the 2025 code, in effect since January 1, 2026, steep-slope reroofs in Climate Zone 12 need an aged solar reflectance of at least 0.20 or an SRI of 16, unless an exception applies. Read our cool roof guide.

Can I cancel a roofing contract after I sign?

Usually, for a short time. California gives a 3-business-day right to cancel most home improvement contracts and 5 days for people 65 and older, according to the CSLB. The contract should include a written notice of this right. Don't let work start during that period.

Is it safe to get on my roof to check damage?

It's safer not to. Wet tile and shingles are slippery, and tile breaks under foot traffic. Take photos from the ground or a ladder at the edge, and let a roofer go up. If water is coming in, put a bucket down and call about an emergency tarp.
